The Boulders
Chesterfield County, Virginia

In 1991, The Principal Financial Group selected EDC to manage the development of the Boulders Office Park, a 151-acre mixed-use development located in Chesterfield County, Virginia. EDC has since completed over 500,000 square feet of Class A office space at the Boulders and served as the construction manager for over 2,000,000 square feet of tenant improvements. EDC created the park Development Manual and managed the Master Plan update for the park. EDC directed the entire design and construction process, including management of the design team, cost estimating and CPM scheduling, contract negotiations, and construction management through building occupancy.
